Access Statement For Broughton Bank Cottage,  Cartmel.  Cumbria

 

Introduction
Broughton Bank Cottage is a detached building on three storeys in its own land.  We have tried to provide as much information as possible in this statement, if you have any queries please do call.  We look forward to welcoming you.

Pre-Arrival

o   Bookings / enquiries can be made via email or phone

o   Payment for bookings can be made by cash,  cheque or BACS

o   The nearest bus stop is in Cartmel just over 1 mile from the cottage. 

o   The nearest train station is in Grange-over-Sands 4 miles away; taxis are accessible at the station,  and numbers are available in the telephone book in the cottage.

 

Facilities

o   Shops,  pubs and restaurants are available in Cartmel,  one mile away.

o   Banks,  shops and a library are available in Grange-over-Sands,  and a Natwest bank van visits Cartmel on Mondays.

o   Worship in the neighbourhood:  Church of England services are available at St Peter’s,  Field Broughton and the Priory,  Cartmel.  Other denominations are available in Grange.  There is a Bhuddist Monastery at Ulverston.

 

Arrival & Car Parking Facilities

o   There is a car parking area for up to three cars at the top of the cottage drive.  It is not entirely level but reasonably flat.

o   Street parking is possible but not encouraged as the road outside is quite narrow.

o   Parking is 8 yards away from the rear (nearest) entrance.

o   The back entrance is reached through the carpark down stone steps which can be slippery when wet.

o   Wheeled access to the back door is not possible. 

o   The door adjacent to the car parking area has one low step at the door lintel 3 inches high, and the door opening is 28½ inches / 72.5 cm wide.  The door is hinged on the left,  and accesses directly to the middle floor.

o   The other entrance can be reached by wheel chair but there are two stone steps up to the door. This entrance opens onto the communicating corridor between the lower floor and the living room / kitchen.

 

Garden

o   Guests at Broughton Bank Cottage have the use of the large garden as shown in the map in the information folder,  and should take care with precipitous rocks etc.

o   There is nothing to keep dogs in the garden,  so it is recommended that all animals are well supervised as all surrounding land is farmed,  often with sheep or cattle grazing there.

o   A retractable washing line is attached to one of the trees in the garden:  it can be strung between the trees in the garden.

Broughton Bank Cottage - General

o   Floors are solid dark wood.  Walls are painted in pastel colours,  with different colours for halls,  bedrooms and living room.

o   The living room is open plan combining kitchen,  lounge and dining areas.

o   Smallest internal door is to the lower bathroom at 25¾ inches / 65.5 cm wide.

o   Mains powered smoke alarm with back up battery is situated in the living room and halls.

o   Furniture apart from fitted kitchen units is moveable and all is non-feather-filled.

 

Lobby to Bedroom 1 and Kitchen / Living Room

o   28½ inch / 72.5 cm door opening to Bedroom 1.

o   Recharging torch beside the door.

o   Coat rack.

o   Shelf with local maps and books.

o   5 steps with 8 inch / 20 cm risers to Living Room

 

Kitchen / Living Room

o   Open plan Kitchen with Dining room

o   Dining table, 22¼ inches / 56 cm floor to lowest point under table top,  39 inches / 100 cm at its widest and the table top is 28½ inch / 72.5 cm high.

o   4 wooden chairs 17½ inches / 44.5 cm high.

o   One triple seat sofa with arms and two wooden armchairs;  window seats.

o   TV with remote control (also available are DVD, stereo with CD and radio).  TV reception is via free view satellite.

o   Worktop height 36¾ inches / 93 cm.

o   Microwave oven on the worktop.

o   Wall units contain crockery,  fan over hob,  tea,  coffee and miscellaneous kitchen equipment.

o   Floor units contain dishwasher,  fridge,  oven,  saucepans and other kitchen equipment.

o   Oven door is drop down, height of lowest shelf 17 inches / 43 cm

o   Sink is at worktop height with cupboards underneath

o   Hob is at worktop height,  electric powered

o   Fridge / freezer under worktop

o   Flooring is laminate wooden surface with one rug in sitting area

o   Evenly lit kitchen with spotlights above work surfaces

o   Reasonable colour contrast between floor, cupboards and other surfaces

o   Mains powered fire alarm with battery back up mounted on ceiling.

o   Wood storage.

 

Rear external door

o   Door opening 28 inches / 71 cm.

 

Utility room and hall

o   There is a standard size combined washer dryer, which is front loading, provided in the utility room.

o   Cleaning materials and extra linen are stored in a fitted cupboard which is locked.

 

Lower Bathroom & WC

o   Door 27¾ inches / 70.5 cm wide.

o   Bath with flexible shower over .

o   Bath height is 21 inches. Integral bath rails available on both sides.

o   Free space in bathroom (free of doors and furniture) is 34 inches / 86 cm by 38 inches / 96.5 cm,  but a gap of only 18 inches / 45 cm between toilet and wash basin.

o   Toilet seat height is 16¾ inches.

o   Space to left of the toilet 6.5 inches / 16.5 cm, to the right is38 inches / 96.5 cm.

o   Reasonable colour contrast between floor, walls and furniture;  toilet suite,  bath and walls are all white,  tiles grey pattern.

 

Upper Bathroom & WC

o   28½ inch / 72.5 cm door opening.

o   Shower cubicle with maximum 14½ inch / 37 cm opening sliding door.

o   Free space in bathroom (free of doors and furniture) is 35 by 41 inches.

o   Toilet seat height is 16¾ inches.

o   Space to left of toilet is 6 inches / 15 cm, to the left 7½ inches / 19 cm.

o   Reasonable colour contrast between floor, walls and furniture.

 

Bedrooms – general

o   Sheets, duvet covers and pillow cases are poly-cotton

o   Non Feather duvets and pillows provided.

o   Beds are movable if more space is required to one side

 

Bedroom 1

o   28½ inch / 72.5 cm door opening.

o   Double bed is 4’6” by 6’3”.

o   Bed height 18 inches / 46 cm from floor to top of mattress.

o   Largest transfer space available by bed is 60 inches / 152 cm x 36 inches / 91.5 cm.

 

Bedroom 2

o   28½ inch / 72.5 cm door opening.

o   Twin beds 3’ by 6’3”.  

o   Bed height 23 inches / 58.5 cm from floor to top of mattress.

o   Largest transfer space available by bed is 34 inches / 86 cm x 55 inches / 139.5 cm.
